Morgen een uitgebreide parkanalyse van de Erperheide. Ook hierin weer statistische informatie over de cottages en bedden op dit leuke kindvriendelijke park. Blijft het net zo kindvriendelijk?

Wij verbleven een keer in 4 persoons VIP nr.251 en vonden de ligging van deze cottage erg fijn.
Veel privacy op het terras, er loopt geen wandel/fietspad achterlangs bij het terras. Je zit daar
wel aan de rand van het park, maar de Erperheidestraat ligt ver genoeg van het terras af en wij
hadden er geen last van.

En daar dan de parkanalyse van de Erperheide, het kindvriendelijke park net over de grens in België.
Grappig is, dat dit park bekend staat om zijn kleinschaligheid, maar in werkelijkheid maar 34 cottages minder heeft dan de Vossemeren (616 voor Erperheide, 650 voor Vossemeren) Wel is het een gegeven dat voor 6 personen of meer, de mogelijkheden op dit park altijd maar weinig waren, in tegenstelling tot andere parken, waardoor dit park qua beddenhoeveelheid altijd lager lag....

De cijfertjes:

Parksamenstelling qua cottages

EP heeft 616 verhuurbare eenheden, dit is onveranderd gebleven na de renovatie. Er zullen dus geen cottages worden samengevoegd voor grotere gezelschappen. In het luxeniveau is wel een grote slag geslagen, en is sprake van een behoorlijke verandering op het park.
De comfortcottages zijn met ruim 54% gedaald van 472 naar 216 eenheden.
De premiums en de VIP maken een enorme stijging door, de Premiums stijgen 169%, de VIPS met 180%.
Dit zijn nogal wat grove verschuivingen in de diverse segmenten. Het appartementencomplex draagt daaraan bij, wat van 80 comforts naar 80 Premiums is omgebouwd, maar die verschuiving hier was heel erg hard nodig, dit park was werkelijk overladen met comfort cottages.
Ook de pony cottages en minder valide cottages zijn allemaal van Comfort naar Premium gegaan en de laatste jaren wat minder populaire 30 comfort kindercottages zijn allemaal verdwenen. Hiervoor zijn 8 dieren in het bos cottages teruggekomen, iets duurder in prijs.


Cottageverhoudingen

En hier zien we wat het doet op verhoudingsniveau. Was eerst bijna 77% een comfortcottage op het park, nu is dat nog maar 35 procent. Dat klinkt als een enorme daling (en dat is het ook) maar het is nog steeds erg hoog vergeleken met bijvoorbeeld het Heijderbos, waar dit percentage nog maar op 26 procent staat... Hier is toch ook gekeken naar de behoefte voor een smallere beurs. De Premiums zijn met ruim 45% van de cottages nu koploper op dit park, en de VIP's is nu ruim 18 procent van het park, waar dit iets meer dan 6% was. Nieuw zijn oa de 2 persoons VIP's en 6 persoons VIP's. deze ontbreken op dit park. Ondanks de enorme stijging is dit nog steeds een behoorlijk stuk lager dan Heijderbos, waar dit percentage op ruim 31 procent ligt. Er is dus mijns inziens goed gekeken naar de behoefte voor de consument op dit park. Dit is een 4 birdie park, en het HB een 5 birdie, eens kijken of we met toekomstige verbouwingen een zelfde lijn zien.

De bedden

Het totaal aantal bedden daalt ook hier op dit park met 8 procent, van 2748 naar 2511. Ook op EP krijgt de klant dus gemiddeld meer ruimte in de cottage per persoon. Was de gemiddelde hoeveelheid bedden in 1 cottage voor de verbouwing nog 4.46, na de verbouwing is dit 4.06. Het aantal Premiumbedden en VIP bedden is, gelijk met de hoeveelheid cottages in die categorie, toegenomen, maar minder hoog dan de toename in het aantal cottages. Dat betekend dus dat in deze segmenten de ruimte toeneemt. In de comfort blijft de hoeveelheid bedden gelijk aan de hoeveelheid cottages, daar dus geen meer ruimte. Ook hier verdwijnt de 8P comfort van het toneel, net als in de andere parken wordt deze vervangen voor de 8P premium en 6P VIP's.

Verhoudingen in bedden op het park

Hier zie je hetzelfde verhaal nog eens bevestigd, op basis van wat je mag verwachten is het aantal comfort bedden hoger en het aantal Premium en VIP bedden lager dan de verdeling in cottages, wat aangeeft dat de gemiddelde bezetting in de Premiums en VIP's lager is als bij de comforts., meer ruimte voor de mensen daar dus. En dat is natuurlijk helemaal geen vreemde constatering.

Maximale bezetting

Hier zie je een enorme afname van de 5persoons cottages ten faveure van de 4 en 2 persoons cottages. De 3 persoons zijn nagenoeg gelijk gebleven (appartementencomplex) en de 2 persoons zijn enorm toegenomen . Ook in de 4P is een enorme toename van 67 procent te zien, in alle segmenten (comfort, Premium en VIP) zijn hier cottages bijgekomen. In de 8 persoons zie je een daling, maar deze komt geheel ten gunste van de 6 persoons cottages, tezamen zijn dit nog steeds 27 verhuureenheden,

Bezettingsverhoudingen

50% procent van de cottages betreft nu cottages voor 4 personen, waar voorheen ruim 50 procent van de cottages voor 5 personen waren bestemd.
Ook in de 2 persoons een enorme toename, wat we later zullen zien door de komst van de 2P VIP cottages op dit park, een soort cottages wat echt werd gemist hier. Een groot deel van deze 2p VIP cottages heeft een extra kamer, welke leeg is, ideaal voor jonge stellen reizend met een baby, in deze lege kamer kan makkelijk een kinderbedje staan. Dit zie je ook bij veel 4P cottages, en daar zie je dat CP ook op dit park daar dezelfde lijn trekt als met de Eemhof en Heijderbos, waar je dit fenomeen ook terugziet. De daling van 8 persoons cottages komt geheel ten gunste van de 6 persoons cottages, welke nog niet op dit park waren vertegenwoordigd.


Overzichten per cottagetype

Wat betekend dit verhaal nu in de praktijk? Eerder hebben we al opgemerkt dat de minder valide, de pony en de appartementen allemaal van het comfort naar het Premiumsegment zijn verhuisd. Dit is duidelijk te zien in de statistieken. Tegen geringe meerprijs genieten deze mensen nu van opgemaakte bedden en wat extra zaken in de cottage. Maar ook in dit park een enorme toename van de 4P comfort naar 120 stuks, bestemd voor de families ,met 2 kinderen met de smallere beurs, een duidelijk antwoord op de groeiende vraag naar dit soort cottages, wat we ook in andere parken al zagen. Voor dezelfde groep die wat extra luxe wenst, is ook de 4p Premium nu veel beter vertegenwoordigd, met een stijging van 157 procent naar 103 verhuureenheden. De minder populaire comforts in het segment van 5 personen en meer daalt verder, waarvan een groot aantal beschikbaar is geworden in het VIP segment met de nieuwe 2P en 6P varianten, welke gemist werden op dit park. Dit is duidelijk een groeimarkt, op andere parken zijn deze cottages altijd snel uitverkocht. Ook de 4P VIP neemt toe op dit park.

Al met al maakt ook hier CP de belofte waar. Meer richten op gezinnen (stijging van 4P Comfort en Premium) en meer op het luxesegment (introductie nieuwe VIP's en toename van bestaande luxere cottages) Ook de komst van de thema cottage ontbreekt hier niet, ten koste van de steeds minder populair worden kindercottages. Wel een afname van 30 kindercottages naar 8 thema cottages, maar over de lijn gaat CP hier meer opbrengsten mee scoren, aangezien kindercottages veelal leeg stonden, met name buiten de vakanties en in de midweken. Ook hier voor Albon minder werk aan de winkel, met de parkdaling van 9 procent in aantal beschikbare bedden. Dit zal voor de gastbeleving enkel een positieve indruk achterlaten.....

Volgende park: De Eemhof.

Ik ben vooral blij met het kleiner aanbod Comfort en het groter aanbod Premium en VIP. Dit was echt niet in verhouding, vind ik. Vooral het aanbod VIP was heel schamel.

Klopt. Het ontbreken van de 2P VIP en 6P VIP en het magere aanbod van 4P VIP maakte inderdaad het totale VIP aanbod erg schamel. 1 van de redenen waarom ik dit park amper heb bezocht.
In dat schamele aanbod is nu verandering gekomen. Wel minder als op de 5 birdie parken EH en HB. Hier op EP (4 birdies) is het aandeel premiums weer erg groot en de comforts zijn ook in meer mate aanwezig. VIP wel uitgebreid, maar niet extreem aanweig zoals HB en EH. Ik ben benieuwd of we deze trend ook gaan zien op de andere 4 birdie parken MD en HH, welke vanaf 2022 aan de beurt zijn. Zeker op MD is meer behoefte aan VIP’s maar of het aandeel daar net zo groot wordt als op de 5 birdie parken valt nig te bezien. Ik ga het voor jullie volgen, want ook voor deze parken zal in de toekomst een soortgelijke analyse te vinden zijn op het forum... (mits voldoende belangstelling). De Eemhof zal de eerste hierna zijn, gevolgd door Kempervennen. Later dan Bispinger Heide, Vossemeren, Meerdal en Huttenheugte.

Inderdaad wel wat werk. Maar heb een programmatje gemaakt in Excel welke dit allemaal voor me uitrekent. Hoef alleen maar de cottagtypes in te voeren, het programma doet de rest. Programma maken kostte wat tijd, maar de analyse per park is ongeveer een uurtje werk inclusief invoer.

Deze 4 persoons comfort heeft een bijzondere geschiedenis. Ooit gemaakt als pilot cottage, 4 persoons De Luxe.
Het interieur was anders dan de reguliere 4 persoons comfort cottages met toen al een afwasmachine erin. De
cottage is inmiddels gerenoveerd en het interieur is nu gelijk aan een reguliere 4 persoons comfort cottage, wat
uiteraard blijft is de afwijkende indeling en de afwijkende buitenkant van deze cottage.
